RE:JMPREM

The intention of this letter is to commend John Pereira, Property Manager at Trammel Crow, for the dedication and hard work that he has shown while employed at Preferred Real Estate Investments, Inc. In his current tenure at Trammel Crow, John continues to meet and exceed the expectations of his position while working on various Preferred projects.

Our direct experience with John has been at the Hudson Valley Technology Campus in East Fishkill, NY. John displays a wide range of real estate knowledge, as he fulfills a variety of roles deemed necessary by the fast-paced commercial real estate industry. As day-to-day activities can be hectic, John acts in the role of property management, development, marketing, and sales if called upon. In fact, it is not uncommon to enter a site and find John "rolling up his sleeves" to perform janitorial or landscaping duties if it is necessary. Often times John's forward-thinking nature will pre-empt requests that are made by the Preferred team. As a practical example, John took the liberty of obtaining cost estimates for landscaping that he thought would be necessary for a project in the near future. When this very request was made a few weeks later, John already had the cost estimates necessary for Preferred to make an informed decision, which helped to avoid lag time.

As we work with John at the Hudson Valley Technology Campus, we are fully confident that nothing will slip through the cracks. We have no doubt that the site looks its best at all times, especially when John knows there will be a meeting or inspection. As the partnership between Preferred and Trammel Crow continues to develop, we hope to have John assigned to all of my projects - he is a valuable asset to any site.

In closing, we would recommend John for the most complicated of sites. The combination of his diligence
and proactive attitude are hard to find. If you would like to discuss further, please feel free to call either of us
anytime.

Sincerely,

Ryan Killian

Miguel Pena
